If you’re looking for a rental

Most brokerages treat tenant representation as a side task. We don't. You get the same process a buyer gets: a short list built to what you asked for, showings we actually attend with you, and an Ontario-standard lease (OREA Form 400 series) we read with you before you sign.

What we'll ask you about up front: credit situation, employment documentation, first-and-last, and what happens if the landlord's preferred rent doesn't match your budget. We'd rather have the uncomfortable conversation on day one than two weeks in.

If you’re leasing out a property

Screening that's actually screening: full application, credit check, employment verification, reference calls we document. A lease that uses the standard Ontario form with the add-ons that matter (rules on insurance, pets, alterations). Move-in inspection with photos filed.

We'll tell you, honestly, what rent the unit will lease at this month — not the one you'd prefer to hear. We'll tell you whether it's worth holding for a later tenant at a higher rent or taking the offer in front of you now.

What we won’t do

  • Discriminate. Residential Tenancies Act and the Ontario Human Rights Code aren't negotiable. If a landlord wants screening criteria that crosses those lines, we decline the assignment.
  • Help draft side agreements designed to work around the Standard Lease. The standard exists for reasons. Cash-for-keys and N13 specifics are conversations to have with a paralegal or lawyer, not an agent.
  • Pretend we've heard of a neighbourhood we haven't. We work Mississauga and the broader GTA. Beyond that we'll refer you.
