How we work with buyers
First call: we listen. What you're trying to accomplish, what your timeline looks like, what has to stay fixed and what can flex. We take notes so you don't have to repeat yourself.
Second step: we build a short list of comparable sales and active listings in the neighbourhoods you care about. You see the data we see. You learn what $1.4M is actually buying this quarter versus last.
When we're ready to offer, we pull fresh comps for that specific street, not an average. The strategy is written down, with the numbers that support it. If a listing agent pushes back, we have a paper trail.
What to expect on timing
Most buyers who call us in April close between June and September. Some close next spring. We don't have a target closing date we're trying to hit — yours is the one that matters.
On mortgage and legal
We'll introduce you to mortgage brokers and real estate lawyers we've used before, along with why. If you already have a broker or a lawyer, we work with yours.
Common questions
How do you get paid?
By the seller's side at closing, through the MLS co-operating brokerage commission. There's no retainer, no hourly, and no charge to you for the buyer representation work.
Do I have to sign a buyer representation agreement to start?
Not for a first conversation. When we're preparing an offer together we'll walk you through the paperwork the province requires and the reasoning behind each clause.
